Miami-based 13th Floor Investments and Edison, New Jersey-based Adler Development have completed the second multifamily phase of Link at Douglas, a 7-acre master plan located in a transit hub at the center of Miami.
Cascade, the new 37-story tower, sits between the Coconut Grove and Coral Gables neighborhoods and is near the Underline, a 10-mile pedestrian park located under Miami’s Metrorail. Access is also available to nearby bus lines and the Miami and Coral Gables Trolleys, according to a press release shared with Multifamily Dive.
The exterior facade, designed by Miami-based architect Arquitectonica, features material and window placements that form a literal cascade down the side of the building. The interiors, designed by Toronto-based DesignAgency, combine light teak wood, textured wall designs and matte black accents on a gray and muted mauve color palette. Thin lines and right angles are an abiding theme throughout the building, from the fluted wood wall in the lobby to the tile mural on the basketball court and the slim LEDs on the ceilings.
Cascade’s 421 units, leased and managed by Greenbelt, Maryland-based Bozzuto, range from studios to three-bedrooms in over a dozen floor plan options. Each one is finished with stone-wrapped kitchen islands, floor-to-ceiling windows, in-unit laundry, Energy Star appliances and wood-look flooring. Balconies are available in select units.
A 10th-floor amenity deck offers a resort-style pool with a poolside bar, an outdoor lounge and screening area, a game room, grilling stations, a basketball half-court, a yoga studio and an indoor lounge with a demonstration kitchen, media room and kids’ playroom. The ground-floor retail tenant, Milam’s Market, opened last year.
At full buildout, the Link at Douglas master plan will include approximately 1,600 residential units, over 32,000 square feet of real estate and a public plaza connected to the Underline. The development’s first multifamily property, Core, delivered in 2021 with 312 apartment units across 22 stories and 6,000 square feet of retail space.
