A new residential development will be underway soon within walking distance of Dodger Stadium in Los Angeles, located in the Echo Park neighborhood at 1330 W. Sunset Boulevard, according to a press release shared with Multifamily Dive.
Beverly Hills, California-based real estate investor and developer Bolour Associates has secured the necessary entitlements to add 86 units to the site, currently an empty lot, ranging from studios to two-bedroom apartments. Amenities will include a fitness center, an open-air courtyard, a rooftop amenity deck with barbecue grills and grade-level and subterranean parking.
The exterior will feature a pleated design that optimizes daylight for residential units, according to the website for the project’s design architect, Los Angeles-based Abramson Architects. Exterior features include angled balconies and windows recessed behind large fins.
The five-story residential section will sit on top of a two-story podium, which will house the lobby, a coworking space and a collection of Los Angeles Dodgers’ memorabilia facing the street.
“We’ve been working toward this benchmark since we purchased the site in 2021, and we are excited to reach the next stage in bringing this community to fruition,” said Mark Bolour, CEO of Bolour, in a release.
The project has been approved for the city’s Transit Oriented Communities Incentive Program, which allows for the construction of additional units beyond the maximum number otherwise allowed for the site, provided that at least seven of its units are set aside for extremely low-income residents, among other conditions.
Earlier this year, Bolour provided over $20 million in debt financing for the redevelopment of three Los Angeles retail sites into a total of 375 apartment units by North Carolina-based Grubb Properties. The company invests in value-add and transit-oriented properties across 17 states and the District of Columbia, including both in-house and third-party developments, residential and commercial.
