Developers Hunt Midwest and Lane4 Property Group, both based in Kansas City, Missouri, have started construction on a new apartment property in Kansas City, Kansas. The Hudson is located next to the University of Kansas Health System campus in the city’s Rosedale neighborhood.
The 228-unit luxury development will be built with KU Endowment, the University of Kansas’ independent fundraising organization, as an equity partner. The project is intended to provide housing for the professionals working in and around the health campus, as well as the central Kansas City metro, according to a press release.
“This infill redevelopment will create a vibrant new community in the heart of the historic Rosedale neighborhood and help spark additional investment in the area,” said Ora Reynolds, president and CEO of Hunt Midwest. “The Hudson will provide people working and studying at the hospital and medical center campus an opportunity to work, live and play in close proximity.”
The Hudson is named for its location on Rainbow Boulevard, which was known as Hudson Street until 1919. It will replace a previous multifamily property on the site, the 49-unit Cambridge West apartments, built in 1983 and demolished last summer.
The 2016 Rosedale Master Plan by the Rosedale Development Association anticipates demand for up to 2,450 new units in the neighborhood by 2040. “While much of the medical and commercial-related growth anticipated by the master plan has been and continues to be realized, the Hudson represents the first new construction units in the corridor [in many years]. We are optimistic that the project will serve as proof of concept for further residential development,” Michael Berenbom, Lane4 managing partner, told Multifamily Dive.
Units will range from studios to two-bedroom apartments with high-end finishes. On-site amenities will include a fitness center, garage parking, bicycle amenities, a business center with a conference room, a fifth-floor club room and outdoor terrace and a swimming pool with in- and out-of-water lounge seating, grilling stations and a wet bar.
The property is expected to open in 2025.
