Washington, D.C.-based developer Monument Realty has opened the first of a planned cluster of new multifamily buildings in the NoMa neighborhood in Southeast Washington, D.C.
The 321-unit SoNYa, managed by Greystar and designed by Washington, D.C.-based architect KGD Architecture, features an exterior facade divided into color blocks along the long edge of the property, alternating yellow and orange facade panels and window frames. A mix of glass walls and red-orange panels extends above the entryway, providing wraparound views from the living and dining area, kitchen and bedroom for the units located on that corner.
A full-height mural covers the street-facing side of the 14-story building, completed during the 2022 D.C. Walls Festival by muralist Emmanuel Jarus. The artistic touches continue inside the building, with custom art pieces and unique light fixtures featured in the glass-walled lobby, hallways, amenity spaces and rooftop deck and lounge. The overall interior color palette sets grays and blacks against pops of orange and a custom shade of yellow by Sherwin-Williams.
“We wanted to develop something special for this community, in this neighborhood, in this city,” said Michael Darby, founder of Monument Realty, in a release shared with Multifamily Dive. “When you are walking on the streets, and you look up, the vibrant, colorful building elevates your mood. The closer you get to the building, the more you can appreciate the spirit it brings to the area.”
Units at SoNYa range from studios to two-bedroom apartments, including one-bedroom apartments with dens. Each one includes stainless steel appliances, quartz countertops and a choice of two interior finish color palettes. Under-cabinet lighting and private terraces or patios are available in select units.
The property’s amenities cover 16,000 square feet of space across the rooftop and lower levels. The rooftop features an indoor-outdoor lounge, penthouse sports bar, a pool and a retractable roof and heaters, which allows the property to extend the pool season year-round.
Interior amenities include a fitness center with yoga and cycle studios, private co-working spaces, a pet spa, a hospitality bar and resident-only electric scooters available from the lobby. The property is designed to LEED-Silver certification standards and offers multiple electric car charging stations on site.
SoNYa is located within two blocks of the NoMa-Gallaudet Metro station and half a block from a bikeshare station, within close proximity to NoMa’s shops and restaurants. Monument Realty is currently in pre-development on another multifamily property next door, and has more developments in mind for the immediate area in the future, according to a company spokesperson.
