Columbus, Georgia-based Flournoy Development Group has created a new multifamily brand, Ellison by Flournoy Development, with seven new properties currently under construction or in development.
The Ellison brand is focused on “quality, service and innovation,” according to the developer. Interiors are outfitted with stainless steel appliances, in-unit laundry and quartz countertops, while amenities include resort-style pools, dog parks, recording spaces, coworking rooms, fitness centers, clubrooms and grab-and-go mini-markets, according to the properties’ websites.
Ellison projects in progress, according to the developer’s website, include:
- Ellison at the Preserve in Asheville, North Carolina. A garden-style property with an estimated 315 units expected to open this year.
- Ellison Watersound in Watersound, Florida. A 300-unit property set to open this year.
- Ellison Parkview in Atlanta. Located across from the Atlanta Braves baseball stadium at Truist Park, the property is expected to open with 298 units in 2025.
- Ellison Eastside in Greenvile, South Carolina. A 260-unit garden-style property under construction with a completion date in 2025.
- Ellison at the Exchange in Buford, Georgia, a garden-style property with 425 units, expected to be completed in 2025. The property is under construction inside the Exchange @ Gwinnett master-planned community by Atlanta-based developer Fuqua.
- Ellison Cool Springs in Franklin, Tennessee. The $115 million property, located in the Cool Springs commercial district, is under construction and set to open in 2026. It includes 348 units ranging from one to three bedrooms in size, along with 17 ground-floor live-work concepts.
- Ellison Museum District in Richmond, Virginia. Under construction and expected to open in 2026 with 253 units, ranging from one to two bedrooms in size. The property includes a rooftop lounge among its amenities.
Rents at Ellison at the Exchange, the only Ellison property for which this information is currently available, begin at $1,446, close to the $1,480 average for a one-bedroom apartment in Buford, according to Rent.com. The Exchange and Parkview are both advertised as non-smoking properties.
Flournoy, a wholly owned subsidiary of Atlanta-based construction and development operator Kajima USA, has developed and managed over 40,000 multifamily and senior units across the Southeast, mid-Atlantic and Southwest.
New York City-based Kushner Companies also recently launched a new high-end multifamily brand, Livana, in late April. Its first two developments — Livana Fair Lawn and Livana East Hanover, both in New Jersey — are expected to start leasing this spring, according to a press release shared with Multifamily Dive.
