New York City-based developer Kushner Cos. is expanding its newest apartment brand with Livana Colts Neck, which broke ground in Colts Neck, New Jersey, on July 31, according to a news release shared with Multifamily Dive.
The Livana brand is designed to meet the demand for “sophisticated rental options and an aspirational lifestyle,” according to a news release provided at the brand’s launch in April. Defining features of the properties include amenities focused on health and wellness and design curated to match the local surroundings.
The 30-acre Livana Colts Neck property, designed by Lambertville, New Jersey-based Minno & Wasko Architects and Planners, will include 360 residential units across 15 low-rise buildings, along with a central clubhouse. Structured around parking and topped with sloped roofs, the buildings’ designs are meant to blend into the neighborhood’s existing suburban fabric, according to the release.
Colts Neck, located on the south end of the New York City metropolitan area, is within an hour’s drive of Manhattan and Jersey City, New Jersey. Residents can also access New York City through the Seastreak ferry at Belford, 13 miles to the north. Local attractions include retail centers and golf courses, according to the release.
Kushner expects to complete construction by February 2027. “Our team has developed a plan that respects the character of the area while delivering essential housing and an upscale lifestyle that aligns with the beauty of this location,” said Michael Sommer, chief development officer for Kushner, in the release. “We are committed to ensuring that this project enhances the community and provides lasting value for current and future residents.”
Expanding reach
Units will range from one to three bedrooms in size. Amenities will include a fitness center, yoga studio, a clubroom, a lounge, conference rooms, an outdoor pool and patio seating, barbecues, fire pits and a dog park.
Two Livana properties are currently leasing in Northern New Jersey: Livana Fair Lawn, a 307-unit, age-restricted property, and Livana East Hanover, a 265-unit development, according to the release.
Livana Colts Neck is Kushner’s third project started in Monmouth County, New Jersey, this year, according to the release. The company has begun redeveloping the Monmouth Mall in Eatontown, New Jersey, into Monmouth Square, a mixed-use town center made up of 1,000 residential units, 900,000 square feet of retail and a public green space.
Another mixed-use residential and retail development recently broke ground in Long Branch, New Jersey, with 299 units, a grocery store and a cafe in progress.
The developer is also underway on the 1,723-unit One Journal Square, a nearly $1 billion mixed-use development in Jersey City’s Journal Square neighborhood.
