Optimized for multifamily
The Schlage XE360 series of wireless locks from Allegion US is a keyless entry system designed specifically for use in multifamily properties. The locks feature a slim silhouette and modern-style handle in a choice of three finishes. The locks can be used both on resident doors and in common areas.
The Schlage control system integrates with third-party control software, and the locks can be operated in an offline or No-Tour environment, which allows the property manager to change access credentials without having to physically visit the lock. The hardware can be upgraded in the field to move between offline and networked solutions, which allows for adaptability for changing building needs or technology, according to the manufacturer.
Paint it black
Cornerstone Building Brands has begun offering its line of Ply Gem exterior accessories in a matte black finish. The shade is now available for 36 separate products, including gutters, vents, vinyl soffits, trims, mounting blocks and roof accessories.
The black accessories lend a modern look that contrasts against more muted colors, according to the manufacturer. The finish is durable and built to last, according to the firm, and will not lose its color over time.
Reduce, reuse, recycle
Kohler’s WasteLab manufacturing waste reuse business has created the Vox bathroom sink made of 70% recycled materials, including ceramic and cast iron waste.
Each sink is handcrafted, according to the manufacturer, with a soft, minimalist form and stone aesthetic that is unique to each individual item. Kohler’s WasteLab tile products have diverted over 73,000 pounds of waste from landfills between 2019 and 2023. The company aims to achieve net zero waste to landfill by 2035.
Outdoor defense
Benjamin Moore’s Woodluxe line of exterior stains is made to provide year-round protection from the elements and to add a new dimension to the look of wood surfaces. The stains are available in oil- or water-based formulations in a range of opacities — translucent, semi-transparent, semi-solid and opaque.
All except opaque are available in a select number of colors, while the opaque formulation can be tinted in Benjamin Moore’s full range of more than 3,500 colors. The resulting coating is UV and mildew-resistant, according to the manufacturer, and protects the wood from cracking or peeling.
Leasing intelligence
Lea Pro is the newest edition of internet listing service Apartment List’s generative artificial intelligence leasing tool. On top of existing email and text capabilities, Lea Pro is able to interact with residents through voice and chat features in order to answer questions and schedule tours, drawing from Apartment List’s data set in order to do so.
The tool initiates conversation with potential renters, and is designed to provide recommendations, overcome objections and build trust with conversation partners, according to the provider.
