A 14-acre site in central Los Angeles, once home to the city’s Cumulus radio station towers, is now the location of one of the largest new multifamily developments in the city, according to a press release shared with Multifamily Dive.
Vox at Cumulus, which opened earlier this year, includes 910 apartment and townhome units and over 100,000 square feet of retail space, including a Whole Foods Market on site. It is the second multifamily project in the Cumulus District development by San Francisco–based real estate firm Carmel Partners, following Arq Los Angeles, a 300-unit tower that opened in late 2020.
The property exterior, designed by Irvine, California–based TCA Architects, combines stark white panels, blue framing and pops of orange with a multilayered, tilted footprint to create a facade of rectangular blocks in various sizes. Inside, the color palette is darker but no less bold, combining black, orange and wood panels on a white backdrop.
The property has been certified as a Green Point Rated Platinum project by third-party rater Build It Green for above-code performance on energy efficiency, air quality and water and resource conservation, according to the release.
The roof is equipped with 1,736 solar panels, stormwater infiltration systems and a rooftop park, all designed to reduce the heat island effect. The property is located within walking distance of the La Cienega/Jefferson Metro station, which provides access to downtown Los Angeles and Santa Monica without the need for a car, and 20% of the property’s parking spaces are equipped for electric vehicle charging.
The apartments and townhomes at Vox include studios, one-, two- and three-bedroom floor plans ranging from 504 to 1,456 square feet in size. Units feature keyless entry locks, floor-to-ceiling windows with roll-down shades, recessed lighting, open-concept kitchens, quartz countertops, in-unit laundry and large soaking tubs. Ceilings range up to 10 and a half feet in select units.
Amenities include two swimming pools, a clubhouse, a bocce ball court, a coworking space with private meeting spaces, a recording studio, a screening room, a fitness center and a yoga room.
Leasing is underway for the remainder of the retail space, according to Will Cipes, senior vice president of development at Carmel Partners. Carmel aims to “attract retailers that will complement the Cumulus’ residents and neighborhood,” including restaurants, cafés, coffee shops and yoga studios.
