RPW Group, a Rye Brook, New York-based commercial property owner and operator, has partnered with Cleveland-based multifamily developer The NRP Group to turn a 70-acre portion of the parking lot at the former IBM headquarters in White Plains, New York, into The Halden, a 303-unit apartment property now open for leasing.
The Halden consists of three five-story apartment buildings across the northeast end of the site, located next door to the 620,000-square-foot office property. The building is still in operation by RPW Group as office space, with law and medical centers among its current tenants.
The firm plans to continue developing the surface parking in order to turn the site into a mixed-use, walkable and transit-oriented destination, according to a press release.
One notable feature is the photovoltaic solar array that will be located on its roof, designed to generate over 500,000 kW/h of electricity. Residents will have the option to purchase power from this system at a discounted rate.
“This installation, which pushed us out of our comfort zone, represents NRP’s most significant investment in renewable energy to date,” Jonathan Gertman, senior vice president of development at The NRP Group, said in the release. “Its success is inspiring us to take design risks and explore new ways, with the support of local stakeholders and government programs, to incorporate sustainable energy solutions into more projects.”
The property’s geometric exterior consists of black and brown paneling with blue and white end caps. The interiors make use of a largely white and gray-tone color scheme, with light gray vinyl plank in the private units and flooring in a variety of shades and patterns throughout the community. The building’s lines are clean, modern and simple, with thin black window frames in the common areas set against sheer white window shades and modern-style furniture pieces.
Units range from one to three bedrooms in size, and include quartz countertops, backlit bathroom mirrors, pendant lighting, stainless steel appliances and in-unit laundry. Amenities include a gym, pool, bike storage room, children’s playroom, package concierge, work-from-home spaces and a courtyard with grilling stations.
The Halden is located off the I-287 and Hutchinson River Parkway commuter corridors, and the property offers on-site shuttle service to the White Plains train station, with stops at Wegmans, Lifetime Fitness and downtown White Plains. Local employers include IBM — now headquartered 10 miles away in Armonk, New York — as well as Morgan Stanley and PepsiCo.
