Phoenix-based multifamily developer Curve Development has opened its latest Cyrene-branded single-family build-to-rent property, Cyrene at Meadowlands, northeast of downtown Sacramento in Lincoln, California.
The 6.2-acre property includes two- and three-bedroom homes in a choice of three two-story floor plans, ranging from 1,227 to 1,381 square feet in size. Each of the modern-style homes features different exterior facades and geometric configurations.
The open-concept floor plans offer natural lighting, stainless steel kitchen appliances, quartz countertops, island seating, wood-style plank flooring, en-suite walk-in closets, double vanity sinks, full-size laundry facilities and doggy doors.
A Tesla Solar Power System is located on each roof, and smart home features include automatic thermostat control, leak detection, keyless entries and 1-gigabit fiber-optic internet capacity. The community offers a barbecue and fire pit area.
“We are building single-family for-rent homes to feel like a true single-family detached community, where if your friends or family come over they cannot tell if you are renting or owning,” said Nate Pile, president of Curve Development, in a press release shared with Multifamily Dive.
Cyrene at Meadowlands marks Curve’s second property in the Sacramento submarket, following Cyrene at Fiddyment in Roseville, California, just south of Lincoln. Built in 2021, the 152-home single-family rental development is presently 90% leased. Curve’s co-developer, Newport Beach, California-based Sares Regis Group, now manages both properties.
While the single-family rental market is hot across the country, it is especially strong in high-growth regions like Sacramento where demand for single-family homes exceeds supply, according to the developer. Sacramento’s population grew by over 60,000 between 2010 and 2022, up to just over 528,000, according to the U.S. Census. Lincoln’s population, 52,000 in 2022, rose by almost 10,000 during the same timeframe.
Lincoln, located 25 miles from downtown Sacramento, was the 2006 winner of the All-American Cities award by the national Civic League. Nearby attractions include restaurants, arts attractions, parks and entertainment venues.
