Dallas-based Anthem Development broke ground earlier this month on the first phase of a transit-oriented redevelopment at Dallas Area Rapid Transit’s Lake Ray Hubbard station in Garland, Texas. Included in this phase is the mixed-use development’s residential component, Lofts iThirty, a 340-unit property located directly next to the station.
The site was acquired from Wal-Mart, which had planned to open a Sam’s Club there. The big-box retailer operates a location next door.
“We were able to close on this project during a period of volatility in the economy and capital markets where other groups are having difficulty getting their projects financed, especially development deals,” said Will McNutt, president of Anthem, in a press release shared with Multifamily Dive.
This site plan received an Urban Design Gold award from the American Planners Association, which recognizes exceptional achievements in planning design and leadership. The Urban Design award in particular recognizes planning that creates a strong sense of place, according to the association’s website.
The final project will include the redevelopment of the Lake Ray Hubbard station, as well as two adjacent retail and hospitality sites that are currently being marketed.
The Lofts iThirty property will consist of five four-story buildings at full buildout. Amenities will include two pools, a pet spa, a park, a game room, a coffee bar, a remote-work sky lounge, outdoor kitchens, elevator access and two fitness centers totaling over 3,500 square feet in size.
The property sits across from Duck Creek Trail and is located in close proximity to Interstate 30, less than 15 minutes from downtown Dallas. The first residential phase is expected to open in the fourth quarter of 2024.
