Alpharetta, Georgia-based home builder Parkland Residential has broken ground on 124 new build-to-rent townhomes at Morgan Park in Fayetteville, Georgia, just 10 minutes away from a major movie studio.
The 9.3-acre Morgan Park property will consist of rear-entry stacked homes across 10 buildings, situated around a central green with an amenity center, two pools, a large cabana, a play field and a dedicated mail kiosk. Land development has begun and is expected to take nine months; home construction is set to start this summer.
Each townhome will include a one-car garage and two to three bedrooms, as well as owners’ suites with walk-in closets, baths with dual vanities, open floor plans and a covered outdoor living space. Homes will range from 1,600 to 1,950 square feet in size and rents will start at $2,400 per month.
Parkland Residential is a subsidiary of Parkland Communities, with for-sale and for-rent properties scattered across Georgia, many of them in metro Atlanta. The firm has three other build-to-rent properties currently leasing — Sweetwater Springs and Sugarloaf Landing in Lawrenceville and Grove Landing in Warner Robins. Two other projects, Palmetto Cay in Pooler and Sugarloaf Crest in Lawrenceville, are in progress, according to the developer’s website.
Lights, camera, action
Fayetteville, located 22 miles southwest of Atlanta with an estimated population of over 20,000, is home to Trilith Studios, a 1,000-acre movie studio complex that houses multiple major productions at a time, including Marvel Studios projects, according to the studio website.
The studio is currently expanding, and new construction is expected to contribute $2.91 billion in economic output between 2023 and 2027, according to the Georgia Screen Entertainment Coalition.
The U.S. Soccer Federation is also building a $228 million national training center nearby, according to the Parkland Residential release, further expanding the small town’s employment base. City parks, theaters and festivals are among the town’s other attractions, according to the developer.
