Construction is underway at Vyne on Haven, a 200-unit transit-oriented apartment property by Ryan Cos. in downtown Elmhurst, Illinois, located near the Union Pacific West Line station on the Chicago Metra system.
The property’s exterior combines red masonry, earth-tone fiber-cement panels and black window frames and balcony fixtures. It is the first concrete building of its size in Elmhurst, which will provide improved sound insulation, according to a press release.
The unit mix will include 40 studios, 103 one-bedroom and one-bedroom-plus-den units, 48 two-bedroom units and nine three-bedroom units. Homes will range from 600 to 1,500 square feet in size, and feature quartz countertops, wood-style plank flooring, energy-efficient stainless steel appliances, in-unit laundry and walk-out balconies or rooftop decks in select units.
Amenity offerings at Vyne on Haven will include a 13,000-square-foot outdoor entertaining deck on the second level, featuring a pool, shade cabanas, dining areas and grilling stations; a secondary outdoor deck for relaxation; a sixth-floor sky lounge area with a kitchen area for parties; a fitness center; a clubroom and a dog spa and dog run. Coworking space will be located at the mezzanine level of the two-story lobby, with a conference room and two private rooms nearby.
Toby Veit, vice president of real estate development for Minneapolis-based Ryan Cos., expects Vyne on Haven to appeal to young professionals and empty-nesters alike.
“The name ‘Vyne on Haven’ is a nod to the beautiful landscapes and gardens that Elmhurst residents cherish,” Veit said during the project’s groundbreaking, according to the release. “Our goal is to integrate into and enhance the live/work/play community that Elmhurst has become.”
Ryan Cos. is both the developer and the general contractor on the project, as well as the architect through Ryan A+E Inc. Ryan Cos. will also manage the building upon its completion in 2024.
