San Antonio-based real estate developer and investor Embrey has closed on a 74-acre land plot near Interstate 35 in Schertz, Texas, on which it plans to build a retail development and 318 build-to-rent townhomes.
The development, called Collection Schertz Station, will be located behind the upcoming Schertz Station retail section, which will border an existing EVO movie theater and entertainment center. Embrey is partnering with San Antonio-based commercial real estate firm Merit Real Estate to continue developing Schertz Station.
Schertz is a fast-growing city northeast of San Antonio, with a population that grew by over 25% between 2010 and 2022, up to 43,010, according to U.S. Census data.
The duplex-style townhomes will range from one to three bedrooms in size, with a mix of attached and detached garages available. EV chargers will be located throughout the property, including in resident garages. Interior finishes will include stainless steel appliances, designer finishes and fixtures, fenced-in patios, managed Wi-Fi and in-unit laundry.
The amenity package will include a fitness center, a heated swimming pool, gas fire pits, grilling areas, pickleball courts, a dog park and wash, a lounge area and a coworking center. A game room will provide a pool table, shuffleboard, arcade games, a warming drawer and an icemaker for entertaining.
Construction is expected to start this spring, with opening slated for spring 2025.
