Between the end of May and the start of June, Atlanta-based Wood Partners announced the groundbreaking of two new communities in its Alta brand: Alta on the Row in Worcester, Massachusetts, and Alta North in Cumming, Georgia.
Alta on the Row marks Wood Partners’s first-ever development in Worcester, located west of Boston. The name stems from its location on “Restaurant Row,” where a wide range of dining and entertainment options sit within walking distance. Residents can also access Boston via commuter rail at Worcester’s nearby Union Station.
The mid-rise community will offer 370 units ranging from one to three bedrooms in size, each one featuring wood-style plank flooring, stainless steel Samsung appliances, quartz countertops, in-unit laundry and Schlage smart locks, according to a press release. Amenities will include a resort-style pool with a turf surround, a rooftop lounge area, a pet spa and dog park, a 24/7 fitness center, a game room and golf simulator, co-working areas and both indoor and outdoor lounge space. A skybridge will connect the building to a parking structure next door, and surface parking will also be available for visitors.
“For Alta, we seek to invest and build where people want to live. Our target submarkets and locations support local and regional employment centers and provide future residents with amenities that suit their lifestyle,” Jim Lambert, managing director at Wood Partners, told Multifamily Dive. “Those amenities could include direct proximity to employment, or a commute via public transportation, access to lifestyle amenities such as grocery stores, restaurants or nightlife, and walkability to recreational opportunities like rail trails, parks, etc.”
Alta North, which broke ground in Cumming in June, will be developed as a joint venture between Wood Partners and New York real estate manager CP Capital US. The community, located less than an hour from Atlanta, will be part of a larger planned development that includes 15,000 square feet of commercial space.
The community will offer 310 1- and 2-bedroom units across a mix of 3-story and 3/4 split buildings. Like its counterpart in Worcester, Alta North’s units will feature wood-style plank flooring, stainless steel appliances and in-unit laundry. Amenities will include a pool deck, grilling stations and fire pits, a 24/7 fitness center, a pet park and pet spa, a lounge, and gathering areas.
“Atlanta has been one of the country’s best performing rental markets since the onset of the pandemic, due to the region’s strong economic growth and in-migration,” Kristi Nootens, vice president of investments at CP Capital US, said in a press release. “We are excited to continue our long-standing partnership with Wood Partners to deliver a top-tier multifamily project in the booming market of Forsyth County.”
Alta on the Row is expected to open in December 2023, with pre-leasing expected to start that October. Alta North is expected to open in late 2023, with pre-leasing to start that fall.
